Properties took a median of 38 days to find a buyer — about 5 weeks, and sellers are getting 97% of asking, so there's still some negotiation happening but not much. At the current pace there's about 7.7 months of supply against 142 active listings, and the split matters — 20 of the 23 sales were freshly listed this year, while the older carryover listings are taking the bigger discounts. The HPI benchmark is up 5.8% over three months, so the underlying trend is still pushing higher.
